The Sage Meadows Subdivision is part of the Melody Ranch Master Plan located five miles south of the Town of Jackson was approved prior to the adoption of the 1995 land development regulations. A large amount of affordable and attainable housing was included in this development as well as 70% open space in return for increased density.
The developer of Melody Ranch conveyed land to TCHA to meet a portion of their development application requirements. The 23 lot Sage Meadows Subdivision was recorded on June 4, 1999 as Plat No 956.
TCHA conveyed three lots to Habitat; they are Lots 5, 13, and 21.
TCHA completed construction and sold the homes in late 1999.
Two- and three-bedroom single-family homes on lots ranging in size from .06 to .10 acres.
Affordable Category 1, 2 and 3.
TCHA and Incentive as this development was approved prior to Affordable/Employee housing regulations being adopted.
The restriction on these homes is a deed-restriction, and there is a 20 year sunset on these homes.
This development has its own Homeowner’s Association and pays into the Melody Ranch Homeowner’s Association.
